The risk of transaction

Whether you are selling your property, or you are purchasing a property, there is no guarantee that the transaction will complete. A transaction can end at any time as they could pull out of the deal for whatever reason. The risk of the transaction not completing is higher when your transaction is part of a ‘chain‘.

In the event that a transaction fails to complete, then you would still be required to pay us for our service to you. As a sort of insurance policy, we do offer a ‘no completion, no fee’ service. You can find more information about this below.

What is 'No Completion, No Fee'?

‘No completion, no fee’ – It’s as simple as it sounds. Whether you are buying or selling property or both, if your transaction does not complete then we will not charge you for our fees.

As a result, we do not charge any upfront fees. If you would like to discuss our no completion, no fee service please speak to our team for more information.
If you want the piece of mind of ‘no completion, no fee’, then we can offer this service to you. However, there is a small charge if the deal goes through for the risk we’re taking.

Frequently asked questions

The conveyancing process generally takes between 6-8 weeks, from the receipt or issue of the contract documents. It all depends on whether you are buying, selling or both, and also on the co-operation of any parties involved and the length of the ‘chain’ of transactions.

You are not required to visit us on site at any point. The whole conveyancing process can be completed by letter, email and/or phone.

There are too many factors that can affect the overall cost of the conveyancing process. Your best bet would be to send us an enquiry using the form above. We can then contact you and discuss your situation before giving a quote that fits your needs.

Initially, we may request up to £300 to cover the cost of the searches and any third-party disbursements. Searches are done externally and are not part of the cost of our service to you.

You will pay us for our service upon completion of your conveyancing deal. You will be sent a Completion Statement detailing all the fees associated to your sale or purchase.

If you want the piece of mind of ‘no completion, no fee’, then we can offer this service to you. However, we do charge a little bit more if the deal goes through for the risk we’re taking.

Should you take this offer, we will not charge for our service if your deal falls through. External costs such as searches, surveying, third party disbursements, and disbursements up to £300 (depending on the costs for searches in the location the property is situated) would still have to be paid but you will receive no bill for our fees.

Unfortunately due to the far ranging and wide nature of property law, it is difficult to predict all such factors until the process is actually progressing. However we always try and provide an accurate quote for our clients based on the information you can provide to us initially.
